Hi, there, now I have a room for rent after Jan.  The price is very cheap
and I bet you would like it.
If you cannot move in from Feb, that would be fine. Tell me your convenient
time and we can talk about it.

btw: you have to live with guys but it is not a big deal actually. Many
girls live with guys in harmony :)
